This allows us to carefully track who is showing the property and specify that we will be calling for feedback afterwards. Most importantly, this gives us the opportunity to begin marketing your home to the agent that is showing. By speaking directly to that agent ourselves, we can inform them of the special features of your home and get them excited to show it to their clients. It also familiarizes them with the home to be able to answer basic questions the buyer may have.
Board and MLS Membership - - As agents with Amerivest Realty of Lee Island Coast, we are members of both the Bonita Springs Estero Board of Realtors AND Realtor Association of Greater Fort Myers and the Beach. Each Board has its own MLS system. Many companies are only members of one Board or the other. As members of both Boards, your listing is placed in both MLS systems providing a larger marketing area and exposure to all agents in the area.
Photos and visual tours - - Prior to placing your home in the Multiple Listing, we will take interior and exterior photos of your property AND community features and amenities. With so many properties available, it is important for us to provide maximum information about the home as well as the neighborhood. When your property hits the MLS Hot Sheet as a new listing, the photos and tour will be available along with an accurate and inviting description to capture immediate attention of agents and buyers.
Internet Marketing - - In addition to MLS, your listing with photos and visual tour will be entered into our company web site, our personal web site, and various on-line home search engines including Realtor.com, the most well known service for internet users. A high majority of home buyers begin their search on-line. Because we are enhanced members of Realtor.com, we are able to enter numerous photos along with the visual tour. Most internet users request to see homes with multiple photos and visual tours first. This allows your home to be one of the first to appear when buyers search criteria that matches your home. Feedback - - We cater to the interest level of our sellers. Some sellers prefer to be made aware of all showings, while others request feedback on a time schedule. However, you prefer, we will design our feedback for you to be in the form your prefer (e-mail or phone), with the information want and when you want it.
Post-contract Follow Through - - Once a contract is received, there are numerous items and details to attend to in order to ensure a smooth transaction. Most of these items are commonly assigned to either the listing agent or the selling agent. However, we follow through on all aspects to make sure that the required procedures are taking place, regardless of which agent's responsibility it is. You will never hear us say "That's not our job".
